Old Orchard was one of the very first Newhall Land and Farming, master planned communities in the Santa Clarita Valley. At the time, the concept of a homeowner’s association was something new to the real estate market, especially for those relocating to Santa Clarita from Los Angeles or the San Fernando Valley. A home owners association is created as a part of the original real estate development so it’s actually in place, before a home is even sold. The idea of a home owners association was primarily intended to help keep the community maintained and the home values maximized. The other benefits for homeowners were the shared community amenities such as the swimming pools, spas, picnic areas and clubhouse buildings. It appears that this HOA idea turned out to be a huge success! We know some homeowners dislike HOA’s, but if the intended result is to preserve property values, this one is a success! The Valencia Old Orchard communities are about 45 years old but the homes and the neighborhoods look absolutely wonderful. Yes, these are older and established homes, streets and sidewalks but they look well maintained and inviting. I would challenge anyone to show me a community of similar age in another area without an HOA, and compare. The Valencia Old Orchard Community was built in the mid 1960’s and actually consists of three beautiful and well established neighborhoods, Old Orchard 1 (438 homes), Old Orchard 2 (389 Homes) & Old Orchard 3 (no HOA). The famous Valencia Paseo System runs right through the neighborhoods and connects to the beautiful, Old Orchard Park as well as the local Old Orchard Elementary School. The Paseos are basically concrete pathways surrounded by greenbelt type landscaping and lighting. They are beautiful and typical in most Valencia communities. Old Orchard 1 and 2 each have their own homeowner’s association as well as amenities which include pools, spas, clubhouses and picnic areas. We love the classic floor plans of these older homes and you don’t find many newer homes with floor plans like these. There’s wide variety of one and two story homes of all sizes and they all appear to be quite roomy. You can even find that occasional one story with four bedrooms which is very rare these days.
